Talk to your potential agent about the properties they have sold. You do not want your home ‘Listed’ with an agent, you want it ‘Sold’. Sometimes the agents with few homes on the market are the ones moving the properties. They concentrate more deeply on you as a one-on-one client and they work tirelessly for you. If they have 20+ properties on the market ask them the questions….How do they do their open homes?…..How do they personally work with every buyer to get the premium price?…..How often will you actually see them face to face or does the agent sign your home up and then hand it to a junior salesperson to do the opens and selling?….. Remember you are paying your agent so you need to know what you are paying for.
Marketing costs
Your property is worth a lot of money. It deserves to have professional care with the highest quality photography and marketing. The reason you market your home is to attract every single buyer, who can afford to buy your home, to inspect it. Only by doing this will you find your premium buyer and that’s the buyer you want.
Unfortunately like most things in life, the cheapest is often not the best and the age old saying ‘you get what you pay for’ sometimes results in your property sitting on the market for a long period of time and then becoming ‘fatigued’. Encourage competition around your property as this is where you premium price will come from.
